How do you convert a garage into a playroom?
A playroom has to be warm, safe and tough enough for small people. Here are the questions parents ask.

Is the glass safe for children?
A new insulated wall replaces the garage door, with a window to let the daylight in. Any glass low enough for a child to fall against is toughened or laminated safety glass, as building regulations ask.

Will the floor be warm enough to play on?
Children spend their time on the floor, so it matters most. The cold concrete gets a damp-proof layer and insulation, then a new floor raised to the level of the house. Carpet or soft vinyl goes on top, and with underfloor heating there is no hot radiator to bump into.

Will we hear them from the lounge?
Walls and ceiling are insulated to building regulations, so the room stays warm all year. The new plaster and insulation also take the edge off the noise next door.

Are the sockets safe?
Sockets go where the lamp, the TV and the games console will stand. Every new one is protected by an RCD, a switch that cuts the power in a split second if something goes wrong.

What about fire?
Building control checks fire safety too, which can mean a fire door to the house and smoke alarms wired to the mains. That way the playroom is as safe as any other room.

Will it be signed off?
Building control inspects the work in stages and issues a completion certificate at the end. Keep it with the house deeds: you will need it when you sell.
